Our priority is Safety, Quality and Affordability.

  • Vaccinations

    ❖ All pets staying at Lilian’s home for boarding and daycare services are required to be fully vaccinated by the time they arrive. Vaccinations must be current.

    ❖ Pet owners should have vaccination records and veterinarian information readily available for Lilian’s review before the start of service.

    ❖ Required boarding and daycare vaccinations: DAPP, Bordetella, and Rabies

    ❖ Only the Rabies vaccination is required for other types of pet care (dog walk, house-sitting, and drop-ins) due to risk of getting bitten.

    ❖ The Leptospirosis vaccine is highly encouraged but not required. Note that dogs will have significant outdoor play if weather conditions permit. There is the occasional frog, rabbit, and squirrel that trespasses.

    ❖ Pet owners who do not meet the vaccination requirement must notify Lilian of their pet’s vaccination status to discuss and determine next steps.

    ❖ Lilian is not a veterinarian and will not be liable for treatment or diagnosis of any health condition.

    ❖ If a pet requires medical attention, the pet owner will be notified immediately, and the pet will be taken to the provided vet if necessary. If the client’s vet is not available, Lilian will make sure that the dog will get prompt veterinary care.

    ❖ Any medical charges for veterinary care that are incurred during a pet’s stay will be due at the time of pickup.

  • Neuter & Spay Status

    ❖ Lilian accepts pets who are not neutered and spayed. Pet owners must notify Lilian of their pet’s neuter and spay status.

    ❖ Lilian discourages pet mounting behavior while in her care and home. Pet owners who have intact male dogs that display excessive mounting behavior may be asked to pick up their dog earlier, cancel the booking midway or reject future bookings.

    ❖ Pet owners who have intact female dogs must notify Lilian of their pet’s last heat cycle to determine the possibility of the next cycle occurring during their stay. If the dog is in heat or anticipated to begin during their stay, pet owners are required to drop off diapers with the dog or pay for diapers from Lilian.

    ❖ Lilian retains the right to cancel or reject any booking request due to a pet’s neuter & spay status.

    ❖ Intact pets will not visit dog parks under any circumstances. While on walks, intact pets will be on a leash at all times.

    ❖ Pet owners should be aware of the risks of having intact pets in Lilian’s care. By engaging in Lilian’s pet services, the pet owner acknowledges the inherent risks, including any injury/illness/condition to or from the pet(s) and agrees to hold harmless and indemnify Lilian from any claims, losses or liabilities arising from such risks, except in the case of gross negligence or intentional harm.

  • Hygiene

    ❖ All dogs staying at Lilian’s home for a long stay board (15+ days) are required to get groomed (full bath and nail trim) before the start of their stay.

    ❖ All dogs staying at Lilian’s home for any duration must have trimmed nails. Long, untrimmed nails can cause harm to people and other pets. Pet owners will be notified if there are any incidents specifically related to long, untrimmed nails and will be advised to get a nail trim before next booking. If a pet returns with long, untrimmed nails even after the pet owner has been advised, Lilian is within her right to cancel a current/future booking or charge a scratch fee of $20. Cancellation fee will apply based on policy.

    ❖ All dogs staying at Lilian’s home for any duration must be routinely receiving flea, tick and heartworm preventative. Pet owners will provide it with their pet for their stay if it overlaps with their regular feeding schedule.

    ❖ Any dog staying at Lilian’s home for any duration to show evidence of fleas will be immediately separated from other pets and receiving a full bath & brush at Lilian’s earliest convenience. The pet owner will be notified and charged for the grooming service.

    ❖ Any dog staying at Lilian’s home for any duration to show evidence of ticks or parasites will be immediately separated from other pets. The pet owner will be notified and Lilian will discuss with the pet owner to determine next steps.

    ❖ It is normal and expected for dogs to get dirty when they play. Long-haired dogs may become matted and any dog can get dirty. Grooming add-on services are available at an additional charge.

  • Service Add-ons & Modifications

    ❖ Clients may request add-ons and modifications before and during a booking.

    ❖ Add-ons and modifications are subject to availability.

    ❖ If Lilian voluntarily provides an add-on service, she may not charge for it without first notifying the owner for acceptance of the add-on and its related charge. The only exceptions include grooming add-ons due to the presence of fleas, ticks, and parasites and for a pet’s long, untrimmed nails as described in the Hygiene section of the Terms of Service.

    ❖ If an add-on service is provided voluntarily and free-of-charge, Lilian may or may not notify the owner.

    ❖ For boarding, house-sitting and drop-in visit bookings, any extension of service after the main request has started, will be charged at a markup of 25% higher than the standard rate. Clients will be reminded of the rate increase at the time of modification request.

    ❖ An Add-on and/or Modification Addendum Form must be completed in order for it to be officially accepted. Required signatures for the form will depend on the add-on or modification. An approval via email or text is acceptable for some modifications, while others will require a signed addendum form before service modified.

    ❖ Pets may be assigned to wear an AirTag to ensure location tracking in the event of an escape. Pet owners will not be charged for this as an add-on unless they request to be have the AirTag location shared with them for the duration of their pet’s stay.

  • Kennel & Gate Usage

    ❖ There are multiple kennels and gates located on Lilian’s property. Kennels and gates are used for multiple reasons: (1) ensure safety of dogs from the outside, (2) ensure safety of dogs inside if there are conflicts during mealtimes, naps, and play time, (3) offer a quiet and secure space for dogs to rest, and (4) prevent dogs from participating in destructive behaviors when left to free-roam.

    ❖ Dogs who aren’t used to being kenneled at home will undergo a 30-minute kennel test at Lilian’s home. Depending on the dog’s reaction, the dog may be kenneled as needed or will be allowed to free-roam within a gated area.

    ❖ Dogs will enjoy play time outdoors in a fenced and gated yard while being supervised by Lilian or a trusted designee.

    ❖ Dogs will enjoy indoor play time within a gated area while being supervised by Lilian or a trusted designee.

    ❖ There are kennels of various sizes to accommodate various dog breeds and sizes. Each kennel will be supplied with an appropriately sized crate pad, blanket, small dog bed, and/or dog toys.

    ❖ If pet owners are uncomfortable with the usage of kennels and their dog(s) can’t be allowed to free-roam due to destructive behaviors that have been witnessed by Lilian, then it is within Lilian’s right to cancel a current or future booking after notifying the owner and providing evidence.

  • Property Security, Cleaning & Maintenance

    ❖ Lilian’s home undergoes the following DAILY pet-specific cleaning and maintenance processes: yard waste cleanup, fence stability and security check, outdoor toy cleaning, vacuuming, mopping, and water and food bowl rinses.

    ❖ Lilian’s home undergoes the following WEEKLY pet-specific cleaning and maintenance processes: security camera check, indoor toy cleaning, crate & kennel deep cleaning, and dog absorbent mats cleaning.

    ❖ Any space in Lilian’s home and property that may be unsecure or in need of repair will be reviewed and handled ASAP to ensure that all pets remain safe and comfortable.

    ❖ There are cameras located in and out of Lilian’s home and property. Cameras are used to monitor a pet’s behavior when unsupervised. Cameras are also used as a deterrent for criminal behavior.

    ❖ In the unlikely event that a dog escapes Lilian’s home and property, Lilian will access the dog’s AirTag location to secure their safe return. However, pet owners are encouraged to microchip their dog and have their dog wear a collar with an identification tag. Please be advised that outdated microchip and/or tag information and collars with improper fit could make a lost pet harder to locate. AirTags can also run out of battery.

    ❖ Any and all escape incidents will be reported to the pet owner.

  • Payment

    ❖ A deposit equal to 25% of the estimated booking total is due at the time of booking. It will go towards the total owed.

    ❖ If a booking request is made on the same day that it starts, then the entire estimated booking total will be due at the time of booking.

    ❖ If a deposit is paid, then the rest of the estimated booking total is due at the start of the booking.

    ❖ Any add-on services, modifications or medical charges will be due at the end of the booking during pickup.

    ❖ If no add-on services, modifications or medical charges were needed, then nothing will be due at the end of the booking.

    ❖ Recurring service bookings are paid at the beginning of each week on Monday or on the first day of service. Recurring service bookings do not require a deposit to be paid.

    ❖ Any cancellations will be refunded based on the cancellation policy. See the Cancellation section of the Terms of Service.

    ❖ Service rates may change periodically, but any booked requests will not be affected by the new rate.

  • Cancellations & Refunds

    ❖ Clients who cancel at least 4 days before their booking will be given a full refund.

    ❖ Clients who cancel within 4 days of their booking will forfeit their 25% deposit.

    ❖ No-show clients will forfeit their 25% deposit.

    ❖ Clients who cancel after the start of their booking to shorten their pet’s stay will only be refunded 50% of the amount for the remaining time.

    ❖ For any booked requests if the service rates decreases before or during the service, no refund of the difference in rates will be given.

    ❖ No promo or discount codes can be applied to a booking if it has already started unless it is applied to just an add-on or modification.

    ❖ Depending on the reason for cancellation, cancellation fees may be waived and a full refund for the remaining request may be given. This is up to Lilian’s discretion.

  • 2025 Holidays

    The following dates will be charged at a holiday rate:

    ❖ Juneteenth 6/19-6/22

    ❖ Independence Day 7/4-7/6

    ❖ Labor Day 8/29-9/1

    ❖ Lilian’s Bday 10/7-10/9

    ❖ Thanksgiving 11/27-11/30

    ❖ Christmas & New Years 12/24-1/1

    If a service request has a mixture of standard and holiday rated days, the booking will have customized pricing to ensure that clients don’t get charged the holiday rate for the entirety of the service dates.

    Weekly, recurring bookings are exempt for the holiday rate increase.

  • Privacy Disclaimer

    ❖ Your personal information and records will not be shared or sold. Personal information includes name, address, phone number, email, cultural or social identity and any payment details.

    ❖ Your personal information will only be used to provide the services and products that you request and to communicate about promotions and changes in rates and policies.

    ❖ Photography and media of your pet may be used on various materials and social networks to promote Lilian’s pet services and products.

    ❖ Pet owners have the right to request deletion of any of their personal information and pet photography/media.

    ❖ Pet owners have the right to opt-out of marketing and communication about promotions and changes in rates and policies.

    ❖ Pet owners have the right to request correction of any inaccurate personal information that is maintained about you.

    ❖ Personal information data retention varies based on the type of information and business requirements.

  • Behavior Disclaimer

    ❖ A client and their pet(s) will be evaluated during an interview and/or meet and greet to determine suitability.

    ❖ Any client or pet that is deemed to not be a good fit for Lilian’s home or services may be rejected and provided with alternatives for care.

    ❖ Dogs who are not well-socialized and/or have destructive tendencies may be at higher risk of altercations with other dogs and causing harm to themselves.

    ❖ Dogs may experience soreness and fatigue if they are not used to the level of physical activity while under Lilian’s care.

    ❖ Dogs will always have access to water but if clients note their pet’s lack of water intake control, then access to water can be limited to ensure safety and health of the pet.

    ❖ Dogs are only fed the food that is provided by the pet owner. Treats are excluded. Pet owners should notify Lilian of any food allergies, sensitivities or restrictions before the start of the booking.

    ❖ Additional dog treats are available for purchase from Lilian.

    ❖ Updates on a pet’s behavior (including information about missed meals, injuries, excursions, marking, mounting, etc) will be provided to the pet owner as frequently as possible to give the pet owner a sense of security and ease.

  • Injury & Liability Disclaimer

    ❖ Clients confirm that their pet(s) have no history of aggression or dangerous behavior and assumes full responsibility for any injury, damage or loss caused by their pet(s) to Lilian, any third party or other animals.

    ❖ While all reasonable care will be taken, Lilian shall not be held liable for injury, illness, loss or death of any pet(s) in their care, unless caused by gross negligence or intentional misconduct. Lilian is also not liable for injuries or damages caused by uncontrollable circumstances such as acts of nature, escape or unforeseen animal behavior.

    ❖ Any medical charges for veterinary care that are incurred during a pet’s stay will be due at the time of pickup. Clients are responsible for the cost of any veterinary care.

    ❖ Emergency Care Authorization: In the event of injury, Lilian will make reasonable efforts to contact the pet owner before seeking care but will act in the pet’s best interest if a client is unreachable.
